We use daily asking-rent averages at tracked properties assigned to Central Business District. We average the available daily values within each month and then average the three monthly values for Q2. The table shows the days with data; some months have gaps. Each property has equal weight within a daily value. The property mix can change; this series does not measure changes at the same apartments.
Compare bedroom sizes for your move
The following table uses a separate snapshot retrieved on October 1, 2026. It reports asking prices by bedroom size and the number of priced listings in each category. These figures are not the historical monthly averages above.
| Bedroom size and listings | Snapshot average asking rent | Priced listings |
|---|---|---|
| Studio | $1,849 | 94 |
| 1-bedroom | $1,992 | 295 |
| 2-bedroom | $2,819 | 134 |
| 3-bedroom | $5,202 | 14 |
Three-bedroom prices have a smaller sample than studios or one-bedrooms. Check the apartment size and lease terms before you use that average as a target.

The Montrose Q2 report uses the same historical calculation and averages $2,278. That is $360 above the district’s average. These are mixed-bedroom samples, so the gap does not establish the difference between two comparable apartments.
